2. Federal Fair Housing Act

The federal Fair Housing Act (Title VIII of the Civil Rights Act of 1968, as amended) prohibits discrimination in the sale, rental, and financing of housing based on the following protected classes:

Disability
Sexual Orientation*

* Sexual orientation and gender identity are protected under federal fair housing law per HUD's 2021 interpretation of the Fair Housing Act following Bostock v. Clayton County.

3. Connecticut Fair Housing Protections

Connecticut law provides additional fair housing protections beyond the federal standard. The Connecticut Fair Housing Act prohibits housing discrimination based on all federal protected classes and also prohibits discrimination based on:

Age (18 years of age or older)

Marital Status

Gender Identity or Expression

Lawful Source of Income (including housing assistance vouchers)

Veteran Status

Ancestry

4. Reasonable Accommodations and Modifications

Under the Fair Housing Act and Connecticut law, people with disabilities have the right to request reasonable accommodations in rules, policies, practices, or services, and reasonable modifications to the physical premises, when necessary to provide equal opportunity to use and enjoy housing.

Reasonable Accommodations

A reasonable accommodation is a change in our rules, policies, practices, or services to allow a person with a disability equal opportunity to use and enjoy a dwelling. Examples may include allowing an assistance animal despite a no-pets policy, or providing a reserved accessible parking space.

Reasonable Modifications

A reasonable modification is a physical change to the premises — such as installing grab bars, a ramp, or lever-style door handles — that enables a person with a disability to use and enjoy the housing. Residents are generally responsible for the cost of reasonable modifications.

To request a reasonable accommodation or modification, please contact our leasing office. We will engage in a good-faith interactive process to evaluate your request in a timely manner. Requests may be submitted verbally or in writing; we will confirm written requests in writing.

5. How to File a Fair Housing Complaint

If you believe you have been subjected to housing discrimination, you have the right to file a complaint. There is no cost to file a complaint and you do not need an attorney.
